If you have your home inspection already scheduled, you probably recognized there are some definite benefits to getting a home inspection, but what about attending your home inspection? It is highly recommended that you attend your inspection for four key reasons.
1. Get issues explained by your inspector
There is a saying that goes you heard it straight from the horse's mouth, meaning directly from the source. When you attend your inspection, you will get to hear all the findings directly from your inspector. This is a major opportunity to hear how some of the big-ticket items performed during the inspection and if any minor issues were found.
Your inspector will break down system by system how everything appeared and make sure you get all the facts. They can also direct you on what issues will need to be addressed immediately and what could be taken care of down the road.
Sometimes when you receive your inspection report via email it can be overwhelming with all the details depending on what your inspector found. If you attend the inspection, the inspector can break down the information in a way that makes your report not so overwhelming. It is easier to put your worries at ease and explain the circumstances in person rather than through email where tone and personality can be lost.
2. Get your questions answered
An additional benefit of attending your inspection is a direct line of communication with your inspector to answer all your questions. There is no better time to ask questions about your new home than when your inspector is on site.
Many homeowners will bring a list of questions to the inspection so that the inspector can be intentional while presenting their findings and ensure they answer all the questions asked. Most homeowners will ask about the major components of the home such as the roof, electrical, HVAC, and plumbing, and want to know their general state.
Being on-site also allows you to walk the property with the inspector and ask any questions or get clarification on any issues they found. If any areas concern you, ask your inspector, and they will explain its condition. They also may suggest additional services that would allow you to get a deeper look at that specific component or system.
3. Learn more about your home
Outside of finding out all the issues of the home and getting your questions answered, your home inspection is also a great time to learn more about the home you are buying. Your inspector can direct you to where your electrical panel is, your main water cut-off, and other items that could be important after you move in.
The inspector could also find interesting quirks about your home that you may have missed like a secret passageway between bedrooms, or a built-in safe in the primary closet. Your inspector will discover a lot of things about your home, and they are not always bad!
