Home Inspection Checklist For New Home Buyers in Sarasota

When you are one of the new home buyers in Sarasota, you will need a home inspection checklist. A home inspection is a non-invasive, visual inspection of the home. The home inspection will tell you about various aspects of the house and its condition. Once completed, you will receive a full report covering all aspects of your house and its condition. We have a standard home inspection process at the Florida Building Inspection Group. Our standard home inspection process is a thorough visual evaluation of the different aspects of your home. Below is a checklist of what our standard home inspection process includes.

1. Roofing

Roofing is one of the biggest concerns for most home buyers. As a new homeowner, you want to know that roof is in good condition. Our home inspection will identify and flag any leaks or faults in your roof.

2. Exterior

For the exterior of your home, we are looking at the stucco, vinyl, hardboard, brick, or whatever material is on the exterior of your house. We will inspect and report the condition of the exterior material on the home.

3. Foundations

We will inspect your home's foundation, whether you have a slab-on-grade, crawlspace, or basement. If we can see it, we will check it! When examining the home's foundation, we look for any cracks, shifts, or potential issues that may cause the foundation to become unstable.

4. Electrical

Our home inspections include a full assessment of all accessible electrical components of your home. This includes outlets, lights, breakers, panels, and more.

5. HVAC

Our home inspection services also include an inspection and report on your HVAC system. We assess your HVAC's compressor and air handler or furnace. We will also inspect your HVAC system's ductwork, temperature splits, and performance to ensure everything is in working order.

6. Plumbing

A full check of plumbing is also included if they are accessible and on. In the plumbing portion of your home, inspection aspects such as water pressure and waste plumbing are assessed.

7. Insulation

We want to ensure that your home is properly insulated. Our inspectors will assess your home's insulation to see if it is adequate to keep the house warm in winter and cool in summer. The last thing you want is a house that doesn't stay cold in the Florida heat.

8. Attics

If your home has an accessible attic space, we will inspect it. The attic space tells the inspector quite a lot about the house. The attic space allows inspectors to look at the structure of your home. The attic also allows the inspector to assess the roof sheathing to identify potential issues.

9. Interiors

During the interior portion of your home inspection, we inspect every aspect of your home's interior, including the floors, ceilings, walls, windows, stairs, appliances, and fixtures.

First Time Homeowner Inspection

If this is your first home, you can learn a lot from the home inspection. Ask if you can go along with the inspector. This will allow you to ask questions about any areas of concern. Take a notebook along and use the inspection as a learning process of things to look for in your home to help keep it in good condition.

Pest Inspection

If there is any indication of pests in the building, you will need to get a pest inspection. However, even if there is no indication of pests in the building, you may still want to get a pest inspection before purchasing your new home. Termites or White Ants can eat through wood very quickly and is a pest you do not want to see in your home.
