Sometimes clients are not able to attend their home inspection for many reasons, but that does not have to stop you from learning all you need about your new home. To help you navigate your next steps in this article, we will discuss three great options available if you cannot make it to your home inspection.
All is not lost if you cannot make it to your home inspection! After your home inspection regardless of whether you attend or not you will receive a comprehensive report detailing all the findings from your home. In your report, the inspector will point out any deficiencies and give you the overall status of items in your home. You will still get all the information, just miss the experience of being on-site and seeing any of the issues the inspector found. On top of just getting your report, you also have a few other options to choose from.
Let your agent attend in your place
Your real estate agent can be your proxy if you cannot make it out to your home inspection. At this point in your home buying process, your real estate agent has been your go-to person, and this is another instance where they can step in and take care of business. Your real estate agent has attended many inspections and knows the process. They will be able to relay the information to you and be on the lookout for any of the issues you are worried about. As someone who has been working with you through this process, they will also know how to communicate information to you and advise you in your next steps.
Get a phone call from your inspector
Your inspector is the person with all the info and who better to tell you how your new home measures up than them? Before your inspection, if you know you will not be able to make it, make sure to communicate with your inspection company and send in any questions or concerns you have. At that time request that your inspector call you after the inspection to do a wrap-up over the phone. In this conversation, the inspector will share all the information they gleaned from inspecting your new home and answer any questions you have. You can also ask your inspector to call after you read your inspection report so that you have had time to process and write down any questions you have.
Do a virtual wrap-up with your inspector
Here in 2023, the video call is still alive and well connecting people and allowing them to share experiences. A virtual wrap-up is a great option for you if you really want to be on-site and see some of the issues your inspector found, or just see your new kitchen get a clean bill of health. During a virtual wrap-up, your inspector will first video call you, and then give you the rundown on how your new home checked out. They will review any findings that need immediate attention, as well as any cosmetic issues or potential things to look for down the road. Your inspector can also show you any trouble spots and important places like where your main water shut off and electrical panel are. This is a great opportunity to hear the results of your inspection and see the areas of your new home affected.
